If I could give zero stars I would. My family has been living through an absolute nightmare after hiring Frank Gay Services (Lakeland office) for a whole-house repipe and bathroom remodel that started late October now still unfinished December 2025. What was supposed to be a routine job has turned into tens of thousands of dollars in damage, lies from management, and a home that is still not fully functional or safe. Frank Gay has refused to offer any reasonable resolution and now completely backing out of responsibility. Here are just some of the major issues their crews left behind over the course of the job: Exterior • Corroded copper pipe left in the yard; our dogs got to it and scattered pieces everywhere. Laundry Room / Guest Bathroom • Brand-new vanity installed with an extra hole cut too high– tech said “just cover it with the toilet paper holder” • Broken vanity door on a brand-new vanity • Vanity leaked immediately after install, flooding the laundry room • Pipes left completely exposed (new plumber said they could and should have been hidden) • Vanity installed blocking the doorway (new plumber showed multiple ways it could have been flush against the wall) Kitchen • Fridge and dishwasher water lines cut for no reason • Kitchen vent pipe left 2 inches outside the studs, uninsulated and unsealed – forced us to lose cabinet space with an unwanted build-out • Hot water to kitchen sink still not reconnected Promised a garbage disposal that I don’t have. Left side of sink has no piping still Living Room & Bedroom • Random cuts in terrazzo floors • Large gashes and unnecessary holes in walls – outlined in Sharpie to be repaired, then just patched over (Sharpie still visible) • Crew knocked over a jar containing our recently deceased cat’s fur – glass and fur scattered across bedroom floor no remarked made. Master Bathroom (the worst of it) • No caulk around shower or toilet • Shower installed covering a window without disclosure; not up to code • Wrong pipes used – new plumber had to rip everything out and replace with correct copper • Shower pan improperly installed over uneven concrete; leaked immediately • No pressure test or inspection ever performed (they falsely claimed it “passed with flying colors”) • On the reinstall day, Frank Gay tech showed up, said measurements were off, the pan was too big, he didn’t have materials, and left – after the old shower had already been demolished Drywall & Scheduling Chaos • Drywall crew had no idea of the scope, left at 2 p.m. saying they had a long drive home • Multiple no-shows, double-booked technicians, and excuses (including being told on Veterans Day that “no one is working”) • Project manager had no knowledge of our job and asked “How did you even get this number?” when we finally reached him • Promises made by coordinator “Sarah” were repeatedly broken. She told me work “ was not that bad “ They had to hire an entirely new plumbing company and multiple other contractors to fix Frank Gay’s work. The new plumber has been shocked at the number of code violations and shortcuts taken. We have photos, videos, texts, and invoices, documenting everything. Frank Gay has stopped responding to us entirely not and will not offer anything beyond a small partial refund that doesn’t even cover a fraction of the damages and delays we’ve gone through. I was told they could not take any money off the job but would offer a water softener and major electrical/hvac work. They’re best and final offer was To do electrical work that I don’t need, and that they claim would be up to $10,000 to change outlets and add light dimmers. My family has been without a proper working master shower for weeks, living in construction dust and danger. We simply want the public to know what happened so no one else has to go through this. We just want this exposed so no one has to deal with this company. I attached a few photos over the course of the process of multiple lies and failures.$40,000 and the mess they left behind is unfathomable. Do not use them.

I had a mixed experience with this company. Their first technician was great and was instrumental in our having them replace our electrical panel. Because of the circumstances, I was unable to get additional quotes for the work being done and just went with them. I assume we got a competitive price however I cannot attest to that. Anyway, the second technician that actually changed out the panel seemed competent and the work was done in a timely manner and for all appearances looks good. I was unable to be here when the work was done so all I get to see is the finished product. So, later in the afternoon I arrive back at my condo, and I hear someone SCREAMING at the top of their lungs. Seriously, it was loud. I look over at an additional parking area (300 feet or more away) and see their van and the technician standing outside it, bent over and SCREAMING at his phone. I cautiously approached and interrupted him, telling him he needed to take his problem somewhere else. After ending the call he finished up the job and left. Not a good look for the company, their truck in the parking lot and their employee screaming at someone right beside it. There was an outdoor condo board meeting going on at the same time some 300 yards away and I'm sure they heard him. After this, I'm sure anyone here would have second thoughts about using this company.

Michael King was phenomenal, held his patience, and explained our ac system to us very thoroughly, we had a few estimates but he was the only one who took his time at my mothers home and gave us an honest diagnoses and fix our ac same day! What a breath of fresh air, thank you so so much!! I will highly recommend you to anyone having ac troubles. If possible I would love to have his direct contact for future reference!
